Which areas do you serve and what are your fees?
We service the Sacramento area and charge $50 for local inspections. This includes as far as Lincoln in the north, Elk Grove in the south, El Dorado Hills in the east, and West Sacramento in the west. Inspections fees are higher outside of these areas.
Which type of roofs do you inspect and certify?
We can inspect and certify concrete tile, composition shingle, wood shake, metal and even flat roofs!
How do you perform your roof inspections?
Our trained inspectors typically walk on the roof to perform the inspections if it is safe to do so. If the roof is too tall, too steep, poorly accessible or brittle, we will perform a drone inspection in lieu of walking the roof. Furthermore, we do not inspect under solar panels.
Do you provide pictures?
We certainly do! Pictures always accompany both our inspection reports and roof repairs so you can trust the findings and completed repairs and have the peace of mind that everything is performed with honesty and high standards.
How soon will I receive my inspection report?
Standard turnaround times for inspections is 3-5 business days. Our inspectors typically send out reports the same day as the inspection is performed, given the inspection invoice has been paid in advance. We also offer expedited inspections with a turnaround of 1-2 business days for an additional $50 charge.
How soon can I get my roof repaired?
We strive to have your repairs completed within one to two weeks or less upon the responsible party's approval. We do our best to work with you though if you're in a time crunch, especially involving a home sale.
Who does the roof repairs that you quote?
Roof repairs are performed by our own in-house professional and knowledgeable roofers.
How long do you warranty your roof repairs for?
If you have us perform roof repairs on your roof but do not purchase a roof certification, the specific areas repaired will be warrantied from leaks for a period of one year.
What does a pitched roof certification cover?
If purchased, our roof certification will guarantee that your roof will be moisture proof for a specified period of time (up to 5 years). The liability will be limited to include repair of a leak of the actual roof only. No other liability will be implied. RoofChecks.com will not be responsible for severe weather and unforeseen problems caused by animals, foot traffic on the roof cover, strong winds, natural disasters, lack of maintenance, or anything out of the control of RoofChecks.com. Flat roofs (less than 4:12 pitch), detached structures, skylights, solar, any types of heating or cooling units, and anything specifically noted in roof inspection findings are not covered by this certification. Roof coverings under solar and heating/cooling units are also not covered. Home Owner will be charged a $75 fee in the event of a call for service or inspection.
What does a flat roof certification cover?
The flat roof certification carries the same coverage as a pitched roof certification, except that it includes flat roofs.
What happens if you inspect my roof and determine that it's uncertifiable?
We can provide you a re-roof quote upon request and are able to perform a full roof replacement with a brand new roof of your choice.
Is there a fee to pay with a credit card?
We do not charge a credit card fee for inspections and roof repairs under $5,000. A 3% fee would apply for repairs over $5,000 and on all re-roofs.
Can you bill through escrow?
We sure can! Just provide us with the escrow information and we'll make it happen. We do require though to place a credit card on file in case the house falls out of escrow.
